HOUSING DEVELOPMENTS SURGE IN RACINE COUNTY

Racine County has experienced a surge of commercial development. More businesses recognize the value of investing in Racine County – leading to a great need for more talent. For Racine County to meet the talent needs of new and expanding businesses, the universal understanding was that housing availability needed to increase exponentially.

Racine County, RCEDC, local municipalities, and partnering developers have taken the initiative to meet the housing needs head on. Because of this comprehensive collaboration, we’re experiencing a much-needed surge in housing development, leading to greater opportunities for our employers, as well as current and future residents.

Below is a list of completed, current and future housing development projects in Racine County.

The courtyard at cobblestone park

Courtyard at Cobblestone Park is a 12-acre multi-use housing development on Durand Avenue (STH-11), north of Fleet Farm. The development consists of seven buildings and 228 multi-family units, including ADA units, in addition to two retail buildings. The developer – Sawall Development – broke ground in the fall of 2022 and plans to open the first building in September 2023.

The Cornerstone Apartments is an 84-unit, $8.4 million market-rate luxury apartment complex, and the first new multifamily development in the Village of Waterford in about 20 years. The project was developed by Pre|3 in partnership with the Village of Waterford and Greenwoods State Bank and is located east of 164 on Cornerstone Crossing. Comprised of seven buildings, The Cornerstone boasts open concept, 2-bedroom/2-bathroom, 1150-square foot units.

TIVOLI GREEN LUXURY APARTMENT HOMES

Tivoli Green Apartments, started in 2019 and recently completed, continues to gain attention. The two-story apartment buildings are across 25 acres of land, and are located west of 90th street and north of Campus Drive in the Village of Mount Pleasant. This community has 278 multi-family units, which includes 13 buildings each containing 20 or 23 units.

In 2018, Pre/3 purchased 45-acres located in the southeast corner of the Village of Union Grove – this became the location of Dunham Grove, which includes 62 single-family, and 120 multi-family units across 10 buildings containing 12 units each.

Phase I of development includes 26 single-family units and the construction of 120 apartments called the Residences at Dunham Grove. Phase II construction for the final 35 single-family homes is coming soon!

arabella apartments

The Horlick Malted Milk Company located in the City of Racine was in operation from 1873 to 1975 and now is the home of the new Arabella Apartments. In 2018 J. Jeffers & Co. purchased the complex and renovated it into a living space. The 16-acre site holds 60 unique apartment homes, that are ready to be filled with residents. J. Jeffers & Co. is also continuing the development by adding additional parts to the complex (to be completed by 2022).

fiduciary real estate development

The Fiduciary Real Estate Development Inc. recently purchased land and started site preparation in Mount Pleasant for a 280-unit apartment community. The purchase of land covers 27.5 acres, and is located southwest of Braun Road and Hwy 31.  The proposed development will include 14 two-story buildings with 20 apartments. Plans also include a clubhouse with a pool, fitness center, and other amenities.

canopy hills

Site preparation is underway for the Canopy Hills Development. Announced in 2019 by Bear Development and located in the Village of Union Grove, near downtown Union Grove and Union Grove High School, the development will contain 188 single-family lots, 68 condominium units, 50 senior housing units, 60 multi-family residential units and 18-acres of parkland

Water’s Edge Condominium Development

Three new condominium buildings are now officially coming to Caledonia, eliminating blight at lakeside parcels that have been underutilized for decades. The project is led by West Allis-based Cardinal Capital Management Inc., under the LLC CCM-Caledonia. Demolition and site preparation is underway for the project, which will include three 5-story, 73-unit lakefront towers and 20 townhouses. The multi-year project is expected to be completed in 2027.
