On June 4, 2025, community leaders, developers, and industry professionals gathered at Gateway Technical College’s iMET Center in Sturtevant for the NAIOP Wisconsin Municipal Showcase featuring Racine County. Presented by Scherrer Construction and hosted in partnership with RCEDC and NAIOP Wisconsin, the event highlighted Racine County’s development momentum. A panel of municipal leaders shared updates on major projects, infrastructure improvements, and strategies to attract business and talent.
Formerly the Olympia Brown School and Western Publishing Company facility, the Water’s Edge Condominiums are now under construction and available for purchase. Located in the Village of Caledonia, the Water’s Edge Condominiums are nestled on the shore of Lake Michigan.
Ashley Capital, a national developer, plans to invest $440 million to transform the former South Hills Country Club in Caledonia, Racine County, into a new industrial park. This project aims to create 2,000 full-time jobs and will cover around 220 acres with 10 buildings totaling 3.8 million square feet. The development is expected to boost the property’s assessed value by $300 million.
The Water’s Edge Condominiums are to be approximately 178 units, to be sold as condominiums and townhomes.

Centro Sperimentale del Latte USA Inc. (Cultures Supporting Life), a probiotic company, recently established its first operations in the U.S. with a manufacturing facility in Caledonia, Wisconsin. The investment is part of a multimillion-dollar project expected to create up to 31 jobs over the next four years.
