Former South Hills Country Club to Become $440M Industrial Hub
Caledonia’s 220-Acre Redevelopment to Feature 10 Major Industrial Buildings, Creating 2,000 Jobs
According to an article from Milwaukee Business Journal, Ashley Capital, a national developer, plans to invest $440 million to transform the former South Hills Country Club in Caledonia, Racine County, into a new industrial park. This project aims to create 2,000 full-time jobs and will cover around 220 acres with 10 buildings totaling 3.8 million square feet. The development is expected to boost the property’s assessed value by $300 million.
Ashley Capital seeks tax incremental financing from the village, requesting 85% of the tax increment generated by the project. Infrastructure improvements are needed before construction can begin. The developer is under contract to purchase the site, which includes the former country club and additional farmland from Hintz Real Estate Development Co. The South Hills Country Club closed in fall 2023, and the site is located east of Interstate 94 and south of Golf Road.
